Raised in Aiken, SC, Nick is a proud graduate of Clemson University's Construction Science and Management program. He is credentialed as a South Carolina Unlimited General Contractor and has held various management and executive roles in real estate development, consulting, project entitlement, and commercial & residential construction. His work has taken him all over the country, primarily on the East Coast, and he enjoys navigating the challenges and nuances that each unique project and marketplace presents.
He brings a unique perspective to the world of real estate development, having played roles of Owner, Developer, General Contractor, and Subcontractor on various projects.
In his spare time, he is active in the community, serving on various boards and committees, including roles with several developmental youth programs, Operation Home, City of Charleston Housing Authority Commission, James Island Charter High School, and as a coach for various youth sports teams. He has been an active volunteer with The First Tee of Greater Charleston for over a decade, serving in various capacities, including Board Chair and Chair of the Golf and Gala committee, among others.
Nick has called Charleston home for around 23 years. He loves spending time traveling with his wife, Katie, chasing his three kids around, and playing and enjoying live music whenever he gets the chance.
Rock moved to Charleston in 1996 to attend the College of Charleston. Having grown up in Aiken, he and his family have deep ties in the business and political arena in the State of South Carolina. After graduating in 2000, Rock began a 25-year career in construction and real estate development, working with various companies and partnerships along the way.
His vast network throughout the state and region provides an invaluable asset in creating project teams and navigating the political and community challenges required to successfully execute projects of all types, including retail, office, hospitality, manufacturing, and warehouse. He has been a licensed real estate agent his entire career, helping clients navigate the challenges in the rapidly growing and ever-changing southeastern market.
On the development side, Rock has been a part of many successful building teams, primarily focused on hospitality, office, and retail. He has a unique ability to relate to folks from all walks of life and to connect the right dots to make things happen and create special projects.
Rock has called James Island home since graduation with his wife, Jodi, and his two sons. He loves time on the golf course, shooting birds, and escaping to Edisto every chance he gets.
Sean Litton founded The Peninsula Company in 2003. He is originally from southwest Virginia and attended Hampden-Sydney College.
He has developed a variety of projects, both residential and commercial, including horizontal infrastructure development, debt purchases, hospitality, restaurants, mixed-use, student housing, and multifamily.
He oversees Peninsula Co Development’s in-house developments and assists with 3rd party management through his deep relationships in the community. He also assists with equity and other partner introductions.
Sean is married and lives in Mt Pleasant. He serves on the board of Project Main St. and enjoys golf, bird hunting, fishing, & snow skiing.
Joe Keenan, CCIM is a native Charlestonian and has over 25 years of experience in the Commercial Real Estate industry. He joined Peninsula Co Development as a Managing Partner in 2026. Prior to joining The Peninsula Co, he started his real estate career at Palmetto Commercial Properties in 2003. Joe became Principal at Palmetto in 2015 and was a Principal at Palmetto Commercial and PCP Consulting for 11 years.
During his time at Palmetto, Joe’s primary focus was general brokerage, Tenant and Landlord Rep, Land Acquisition, and Investment Real Estate Sales. In 2010, he earned the prestigious CCIM designation – Certified Commercial Investment Member. In 2012, he was on the development team for The Spectator Hotel, which opened in 2015. His primary area of focus since then has been the hospitality development sector.
Joe was the lead developer for The George Hotel, a 56-key full-service boutique hotel w/restaurant and bar along the waterfront in historic Georgetown, SC. He and his team opened The George in March of 2024. He is currently working on a similar boutique hotel project on the waterfront in Conway, South Carolina. This project is in its early stages and will consist of 69 keys, a full-service restaurant, bar, and event space.
Joe also serves as Senior Advisor to K&H, whose portfolio consists of The Spectator Hotel, The French Quarter Inn, The Charleston Market, The Harbourview Inn, and The Holiday Inn Express in Mount Pleasant. The Holiday Inn Express sold in March of 2026, and Joe was the Broker for the transaction, representing the Seller.
Joe went to boarding school in New England and college in Virginia. He and his wife, Jenny, and their two children reside in the Old Village of Mount Pleasant and are members of Holy Cross Church on Sullivans Island. In his spare time, he enjoys spending time with the family, traveling, saltwater fly fishing, surfing, anything out west, and playing music w/friends.
Liz has spent her career problem-solving in one way or another. From finding the elusive answers to teaching others how to use technology, she is always learning new tricks and is excited to share them with others.
She was born in Germany and grew up all over the world with her military parents. This experience enables her to see and understand myriad perspectives. A tool that has served her well in both personal and professional endeavors.
An admitted workaholic, she loves spending time with her adult daughter, reading at the beach, working with not-for-profits, and making baked treats in her happy place (the kitchen).
